In accordance with the purposes of use and the interests of constantly developing technological needs, the considered requirement is maximum 15.0 meter structure height flexible plot shaping and allocation according to development needs. The implementation of a related internal traffic routes are part of the concept. The planned industrial and logistics facilities include office and social functions, as well as the provisional tract depth of at least 40 meters and one or two sided docking stations.

The development land has perfect access to the international transport infrastructure being located directly adjacent to the Highway M1 (E60 - main European Traffic Corridor) connecting Vienna with Budapest and providing highway connection to Bratislava too. The development perfectly suits the automotive supply chain and regional logistics demand. Ideal geographic location for logistics and industrial developments near Győr.

The project lands are regulated by the structural plan and local building code of Győrújbarát. The current GKSZ function (BCS - business, commercial and services) covers the entire development area. According to the structural plan and regulation plan of Győrújbarát and the actual allowed building height is 7.5-12.5 metres. In the ongoing regulation plan change process the allowed building height will be extended to 12,5 - 15.0 metres in the vast majority of the affected areas. This result the free internal height of 10-13 m with the generally used construction technologies.
